In underwriting

Under review

We look at far more deals than we bring forward. Anything still being underwritten stays off this page until the numbers and the documents are finished.

How we think about it

What decides the outcome.

1

Research and due diligence

Before any investment, thorough research and due diligence are necessary. Understanding the fundamentals, the risks, the history and the outlook of an asset is what turns a decision into an informed one. That is the part we are here for.

2

Underwriting the numbers

Rent roll, lease expiries, operating expenses, debt terms and exit assumptions all get tested, then tested again against what the submarket is actually doing. A deal has to work on paper before it is worth anyone’s capital.

3

The long-term perspective

Short-term fluctuations are common. Investments held over the long haul tend to be steadier and can compound further. Patience and discipline are what carry an investor through volatility.

4

Monitoring and rebalancing

A portfolio is not a static thing. It needs periodic review and, as circumstances change and assets perform differently, rebalancing to hold the allocation you actually intended.

The process

From first look to distribution.

1

Review the offering

You receive the full package: the business plan, the underwriting, the debt terms, the fee structure, the projected hold and the risk factors. We will sit down and go through any part of it with you.

2

Qualify and subscribe

We confirm eligibility for the specific offering, then handle the subscription paperwork and funding instructions. Nothing is committed until the documents are signed.

3

Project execution

The asset is operated to the plan by the same people who underwrote it, whether that means leasing it, building it, or repositioning it.

4

Reporting and exit

You get regular reporting on performance against the plan, distributions as they are made, and a clear account of the exit when the hold period ends.

Important disclosure
